The Silent Killer: Chicago’s Freeze-Thaw Cycle


Chicago soil is notorious for its heavy, wet clay. This type of soil acts like a sponge, holding onto massive amounts of moisture. When our brutal winter temperatures hit, that trapped water freezes and expands. When spring arrives, it thaws and shrinks.


This violent movement is known as frost heave. If your deck's foundation isn't engineered to withstand this constant shifting, the ground will literally grab the bottom of your deck and push it upward, twisting the frame, cracking the joists, and tearing the deck away from your house.


To beat the freeze-thaw cycle, local building codes across Cook, DuPage, and Lake counties enforce a strict rule: all structural deck footers must be dug to a minimum depth of 42 inches. At 42 inches deep, you are safely below the "frost line"—the maximum depth the ground freezes in our climate. Down there, the soil remains stable year-round.

1. Footers Not Dug Deep Enough


Digging 42 inches deep through hard, compacted Chicago clay is grueling, back-breaking work. To save time, cheap builders will stop digging at 18 or 24 inches.
